Basically I'm thinking about investing in real estate where I would have tenants but the crazy government overreach with the covid shit has me pretty down and confused about what the future holds. I've looked at Florida but it seems like it has a pretty big lawsuit culture, are there any states left where you don't have to be worried about being sued constantly if you rent your property to others?

My property tax bill says that's a lie.
Here in small town Texas we don't have income tax, no fire dept, no police, no sidewalks... I don't mind it one bit.
I would, however, like to own my property right out. I don't pay my property taxes and guess what happens? No state will allow you to own your property outright though.
There are different ways to own land and obviously you do not own the land just the real estate. Land ownership is not available except in Texas and New Hampshire from what I understand, just real estate ownership, which consists of all land improvements but no the land. Which is why you are listed as the tenet of the estate (state) and If you don't pay your rent (taxes) your evicted.
You can get around paying propert taxes in Texas? How? You sure? Do you own land there?
So it's been a very long time since I researched this, however a quick internet search netted me this resource on securing a land patent. A preliminary read through suggests that Texas offers land patents directly instead of through the US government like all the other states. You may learn more here.
