Now is not the best time for real estate prices, in fact they are sky high, although the interest rates are at historic lows if you’re going to get a loan. Maybe find a foreclosure on a duplex so you can get double rent going to try to make up for the extreme price.

Stay OUT of California, that’s all I can say. It’s a nightmare to evict here.

I hear that it is much better in Texas. Like they have to get their shit in a plastic garbage bag and get the hell out fast.

Edit: being sued is not the main issue, you can get an LLc or obtain liability insurance for that. Be more concerned about the eviction process, and discrimination laws. There are some cities that require you to accept the first qualified tenant. Stay AWAY from those. And try to pick a fairly well populated area with jobs(like a town or suburb) so you won’t have to go months with your property vacant. Also it’s best to live near your property so you can check up on it, so pick somewhere you like.
